I recently purchased a 88 cherokee I6 5speed, it needs
Valve cover gasket
Rear main seal
Pan gasket
Front seal
Oil pump (since ill be in there)
Timing case gasket
Timing chain (since ill be in there)
Water pump (since ill be in there)
Thats all i can think of i went to Napa and they want 250ish for parts and i went on rockauto.com and found every thing but timing chain cause im not sure which one i need but it was like 150ish but im not sure of the brands on rockauto. what brands or certain parts should i be looking at. and where.

Get Fel-Pro gaskets.
ETA: If it's worn enough to need a timing chain, it may need bearings, valve job, rings, etc, too.

well idk how to tell how worn a timing chain is worn?
what brand oil pump?
what timing chain cover seal kit i need one with sleeve?

Remove the sparkplugs.
Pop the distributor cap off so you can see the rotor.
Put a wrench (or socket) on the harmonic balancer bolt.
Rotate the engine clockwise (by turning the wrench) until the timing mark on the balancer aligns with the zero mark on the timing tab.
Slowly rotate the engine counterclockwise, noting how many degrees the balancer moves (timing tab) before the rotor begins to move.
Anything over 7-ish degrees probably warrants replacement, although I'm sure there are plenty of them out there running acceptably with more.
Or if you have the timing cover off, more than 1/2" or so chain deflection and I'd change it. Then again as long as you are that far into it, probably makes sense to change it anyway.
