I would love to replace thoes rims and tires! They are 31's now.. it looks like I would be able to go 32's no problem. Tho
I probably wont do anything until springish because ill be working less and the holidays. But Im gona start saving. Ill probably hit up pul-a-part this week and see if I can get some cheap mods like lebaron vents or if lucky something nice from another jeep!

I will keep an eye out for parts on craigslist, but if you get those 15" wagon wheels tires are very easy to find used!

Since we have been waiting to hear back about the house we were suppose to have an acceptance on, our realtor finally heard back from the listing agent and she said "there was miscommunication" and that they did not actually accept our offer? Eventhough they sent an offer and we accepted the counter? Well now the house is relisted under a different agent (same company) and this is 3 days after getting an email from our realtor:
"I went over things with Amanda, I will forward you the e-mail from Westway realty, it basically says they have received our verbal and e-mail acceptance of the banks counter offer and have forwarded it to the bank to have the paperwork [ addendum's] done. Now it is waiting again for the paperwork to come back from the bank. always takes a while, last one was a week."
And a forwarded email from the listing agent our agent sent us:
"Hello Rick, Yes, I did receive your email as well I do remember speaking with you today. I emailed the seller today as requested by them if the buyer accepted the terms of the 30 day closing. I resubmitted the offer, so I am waiting for the seller to respond. I will notify you as soon as I receive an answer. Thanks Please let me know if you need anything else. Thank You & Have A Wonderful Day,Celines DalmasiOffer & Escrow ManagementOffice Manager ForMatt Vaneck's Office / MJV Asset Management Inc."
Now something is shady that this new counter offer we just got a half hour ago, and now they sent a different new price of $49,500 and $2000 towards closing and closing on the 24th!....
Were not really sure what to do..
We really want the house, but were told trying to argue won't get us anywhere, and its still a good price at the counter, but from what we though, we already had a binding contract...?

Yeah our realtor has written proof from the listing agent in emails, but we all agreed it probably wouldn't hold up if we were going to try to fight it, and we we would most likely spend more valuable time, and that we will just need to take it and we accepted there new higher counter, and now can only hope that everything will go smoothly from now on...
Still the new price is $49,500 isn't as much of a bargain, its still a good price and were in love with the house!
Speaking of houses, have you gotten the chance to see that one you were looking into?
Yeah 15x10 is pretty wide... They are doable if the backspacing is right but a 15x7 or 15x8 would be best.

Damn man, Owell not much you can do I guess. Atleast its still a deal and I hope it goes well for you two.
No word on the house. He is suppose to talk to his partners tonight but we will see.
I thought so, I really dont wanna have them to wide. I want a 8" with 10.5" tires so I can have some bulge.
I am also thinking of starting a local jeep club you be down?

Yeah we expected a price around $50k anyways, just got over excited when they told us wrong haha
But hopefully you will hear about that house soon!
And yeah 8" wide is probably best.
I would be down to join, and my buddy would probably be too, the one who is trying to sell his XJ, wants to get a newer style, and he just got an offer to trade his truck for a real nice 98 XJ 2" lift brand new 31s in perfect condition and $4k cash!

Although hes not at all into forums.. but I know he wants to go wheeling!
And I think it could a off-roading thing, but mainly focused on Jeeps
If someone has a nice lifted Sammy or built truck they should be more then welcome to join!
Also today is the first day (at least over on this side of town) that we got hit with some snow! Soo much fun to just play around, and get back on the road around all the sliding cars, and put it in 4hi and not be able to spin a tire!
