ahh ok. if they offer it in your area look at the Rural Development Loan Mortgage too. that was an option for us as well. but i dont know what your area is like down there.

That sounds similar to the SHIP program here in Florida. We're definitely going to explore all options, that's for sure. One major thing we need to do is build our credit score back up. About 6 years ago, we were looking into it, but the magic number at the time was 650.... a reliable source told me a few months ago that it's 600 now. We're pretty close already so we're getting really excited!

yea it's 620 up here. i was 4pts shy of getting the mortgage on our own. so my inlaws put the house in their name(we pay it) and it's in a trust to us for when they pass as is a ton of other acreage around the area.

Maybe that's what it was, 620. I knew it was quite a bit lower than 650 though, that's for sure. Thought maybe 600, but 620 is probably what it was. I don't think it varies from state to state, but hey... thinkin' about all that stuff gives me a headache.

So many papers to sign...hopefully they don't own my kidneys or something...Yay mortgages.. Rural development seems cheap if you can get it but not that big of savings in the long run.

Well, we're wanting rural. But not for the "savings". My wife was raised around horses and she's been missing having them. I've also always liked being on a larger piece of property. I hate having my neighbors right on top of me.
I grew up int he 'burbs with it like that, and it was cool back in the day when you had kids in the neighborhood that went outside and did things, but nowadays with video games and crap, kids never go outside, so what's the point? I'd rather have a decent size lot - say 5-10 acres - in an area that's accessible to horse trails. That way, I can get my kids 4 wheelers and dirt bikes and build an RC track, have a couple horse paddocks with a barn and even have a large work area for working on cars, woodworking, and welding and fab.

lol... yeah, they take time and dedication. Really, all I'd have to do is probably help with feeding and mucking out stalls in the morning. The training and exercising would be her thing - 'cause that's what she's wanting to do. Not saying "oh, that's all on her", I'll help her with whatever she needs help with. But she wants the horses, so she'll have the lionshare of the responsibilities involved with it. I'm happy as long as I have stuff to keep my hands busy - which there's no shortage of... ever.

So this happened....
Went to drop my kids off at my mother-in-law's house and was feelin' the itch to go play. There's a little hidden 4-wheeler trail behind her house next to the rail road tracks which is big enough to fit a jeep on just fine. It's nothing real technical. Ups, downs, twists, turns, woops, even a couple climbs in and out of a pit with some mud in it (which I stay out of because open/open and no winch) - it's definitely more fun on an atv, but it's still good enough to get a little adventure in.
Well, there was a tree that fell across the usual exit path and I didn't have my saw with me. So I had to take an alternate route that was much more narrow. I would have been fine if I would have just backed up a little and did a k-turn, BUT I decided to push through because the little saplings weren't much of an obstruction.
Didn't realize there was one just about the height of the header panel that my bumper had caught on and when it cleared it snapped back and smacked my left turn signal housing.
lol.... oh well, I didn't do it to be a show car, I built it to wheel it!
